Basel region (BS/BL) as reference: 1- to 2.5-room flat CHF 480–1,200; 3- to 4.5-room flat CHF 1,200–2,500; single-family house with cellar, attic, garage CHF 2,500–5,000+. Commercial premises by volume CHF 2,000–10,000+. These ranges reflect the fixed-price-after-on-site-visit model standard in Switzerland. Hourly rates are offered less often and typically CHF 60–90 per person/hour, often hard to compare.
What drives the price
Volume is the main factor — square metres and furnishing density. Beyond that: no lift (+10–20 percent carrying surcharge), narrow streets without skip space (+5–15 percent for shuttle logistics), higher floors in lift-less older buildings (additional carrying aids), hazardous-waste share (asbestos suspicion in pre-1990 buildings requires prior assessment), and urgency (short-notice slots within 48 hours +10–15 percent).
Recovery credit — how much can you save?
Well-kept furniture, household goods and appliances can be recovered via regional second-hand shops (e.g. HEKS Brocki, Glubos Brocki Basel) or directly through the firm. Realistic reduction: 10–30 percent of the fixed price. For a single-family house with cared-for furniture it can be higher — request a separate „recovery credit" line in the offer.
Comparing — distinguishing 3–5 offers realistically
Price differences of 30–50 percent for the same service aren't rare. Beyond the bottom line, check: (1) is an on-site visit included?, (2) is hazardous waste itemised separately or rolled into the lump sum?, (3) is there a recovery credit option?, (4) what does business liability insurance cover?, (5) is a disposal receipt produced at the end? A reputable offer answers these explicitly.

- Why is an on-site visit important?
- Only it makes the fixed price binding. An offer without a visit carries caveats (volume estimate, hazardous-waste assumptions) and can end up significantly more expensive. Reputable firms offer the visit free and non-binding.
- What does a skip cost on top?
- A standard skip (7 m³) in the Basel region: CHF 350–600 incl. disposal. In a clearance it's often included — explicitly ask whether the skip is itemised separately or part of the lump sum.
- Are prices higher in winter?
- No — clearance prices are stable year-round. Unlike moves there's no seasonal surcharge. Short-notice surcharges apply all year.
- What if the volume turns out larger than estimated?
- With a correct fixed price after inspection: nothing, the price stands. If unexpected volume appears after start (e.g. an attic not mentioned), a supplement is billed. Open communication before start saves unpleasant discussions.
